Before the start of any project, it is advisable to consult an Architect to help turn your ideas into built spaces and also to ensure that your project will be accomplished within the standards of professional practice. It is important to hire the services of an Architect at the beginning of a project right before any design or plans are to be drawn.

How We Work With Clients

1. CONSULTATION

Initial consultation is the "getting to know you" stage of the Client-Architect relationship. During this, we would ask you for information in order to familiarize ourselves with you and your project in mind.

 

A few items that we discuss are:

  • Your intentions in building your home, number of people expected to live in there, activities you plan to do, and your growth plans in the next 5 to 10 years. How big is your desired house?

  • Details and size of your site. Is it a vacant lot? Inside a gated subdivision? How is the community there?

  • Your allotted budget for the project. Will it be through a bank loan or financing?

  • Target date of when you want to move-in.

 

We will then prepare a service proposal for your project indicating our scope of works and professional fees.

2. DESIGN

In this stage, we start by detailing your project requirements: How many rooms do you need? What type of kitchen arrangement do you like? Do you often have guests in your home? Do you need a garden?

We also study your site and research on building guidelines and restrictions that are applicable. 

Then we make drawings and plans so you can visualize your future home.

3. DOCUMENTATION

Once the design is approved and finalized, we will prepare the technical drawings and documents of the project together with our consultants of engineers and building professionals. These are often in the form of blueprint drawings.

The typical documents that we prepare are:

  • Architectural 

  • Structural 

  • Electrical 

  • Sanitary & Plumbing 

  • Mechanical 

These documents are necessary when you are applying for a Building Permit. Since the blueprints contain all the technical information of the project, it is also used as the main reference guide for the contractor so he can prepare his quotation.

4. SITE VISIT

The construction work will be done by the client's chosen contractors. On our part, we will conduct regular site visits to see to it that our design is properly followed. We held site meetings with the contractors and suppliers in order to respond to inquiries and to provide necessary documents and details that they need.

Frequently Asked Questions (FAQ)

1. Do I need to hire a separate engineer who will design my structural plans and other engineering works?

 

No need to hire separate engineers. The Architect's design team already consist of the architect, engineers, and allied professionals that will handle the architectural, structural, electrical, plumbing, and mechanical designs. When you hire an Architect for his Architectural Design Service, you are basically hiring a group of professionals led by him.

 

 

2. How much is the cost of the Architectural Design Service?

 

Our professional fee varies according to the degree and size of the project. You can book an initial consultation with us and share your ideas for your project and from there we can prepare a detailed service proposal for you. Initial consultations are free of charge.   

 

 

3. What do I need to prepare before our initial consultation with the architect?

 

You may check our advice in Building Your First Home as a guide for your project size, timeline, and budget. Other documents you can prepare are TCT (Lot title), photos of your site, and design references and pegs you like.

 

 

4. Is the Architectural Design Service applicable to renovation works?

 

Yes. For renovation works, we would need to have floor plans of the existing house or rooms to be renovated. These drawings, called As-Built Plans, will be our basis in determining the scope of works needed in the renovation.

 

 

5. How do I make sure that the design is in accordance with government building laws?

 

As licensed professionals, we are regulated by the Professional Regulation Commission (PRC). You may visit their website in order to double-check if the professionals you are dealing with are licensed to practice.

 

Also, it is our responsibility to make sure that our design is in accordance with government building laws because every drawing and document signed and sealed by the Architect is legally bounded by government laws that states that the Architect is held liable for his/her design for a period of fifteen years. (The Civil Code of The Philippines - R.A. 386 Article 1723).
